If you own a home in Spain but live abroad, you pay Spanish non-resident tax on it every year, even if you do not rent it out. We handle it for you.
What it is
Non-residents who own property in Spain pay non-resident income tax through Modelo 210. If the property is rented out, you pay tax on the rental income; if it is empty or for your own use, you pay tax on an imputed income calculated from the cadastral value.
Many owners only find out years later, when the tax office sends a demand with surcharges. We file on time every year and, if you are behind, we regularise your past years.
As we file year after year, you only need to tell us if anything changes.
Included
One yearly fee per property, no surprises.

In detail
You declare an imputed income of 1.1% or 2% of the cadastral value, depending on whether it has been revised recently. Residents of the EU and EEA pay 19%; others pay 24%. It is filed once a year, by 31 December of the following year.
You declare the rental income. EU and EEA residents can deduct related expenses, such as IBI, community fees, insurance, repairs and depreciation. Rental income is declared quarterly.
Your country of residence may also tax this income, usually allowing a credit for the Spanish tax paid. Keep your Spanish returns for your local tax filing.
